Most of us only think about the boiler when it stops working, and it almost always chooses its moment badly: the coldest morning of the year, ten minutes before the school run, or the weekend the in-laws arrive. Yet boilers very rarely fail without warning. How long should a boiler actually last?

Others give up sooner, and when they do the cause is nearly always one of three things: the system was never flushed properly, the boiler was the wrong size for the property, or it simply went years without being looked at.
Age on its own is not a reason to replace anything. A twelve-year-old boiler that fires reliably, holds pressure and heats the house evenly is doing its job. But once a boiler passes the decade mark, the arithmetic starts to shift. Repairs cost more, parts get scarcer, and every pound spent patching an inefficient appliance is a pound not spent on one that would cut your running costs.

1. Your heating bills are climbing but your habits have not changed
This is the most commonly ignored signal, largely because energy prices move around enough to disguise it. Modern condensing boilers turn well over ninety per cent of the fuel they burn into usable heat. Older non-condensing models often manage only around two thirds, with the rest disappearing up the flue. Manufacturers only support discontinued models for a limited period.
